A Neighbour a few doors down has a small/medium tip truck and bobcat, he has offered to assist.
I "assume" that the neighbour has a business and can therefore remove all the "trash" and take it to the tip - and then say, issue you with an invoice for the service provided?

First, take pictures of everything and make sure that it all looks like "trash". (By that I mean pictures from the right angles etc so that it all looks like rubbish rather than abandoned property. Nothing illegal about that.)

Then have your friend take it all to the tip. A little expense there - so keep all receipts.

Then get quotes for all repairs needed to the property.

Then pursue everything including the the expensive removal of the rubbish.

That's what I would do anyway. Unfortunately, by the sounds of it, removing the rubbish is going to be the least of your problems anyway.

Righto so lots has happened since. The place was disgusting, worse than i first thought. I am obviously going to go through qcat to file against them once all is done. My elderley folks dipped into their savings for me just to pay for the rubbish removal and clean up. At least I will be able to try and rerent it once done. Not sure if I can add photos here ?

I have just had a couple of days up there.

Now I have been contacted by the parents of my male ex tenant. The tenants did exactly the same to the parents house ! So turns out this is what they do, owe a bucket load of money, leave all their crap and move to the next place. Just keep moving on.

It’s just a horrible situation for both myself and the parents of the ex tenants. I had a lovely chat with them and our stories are almost identical.

Ok now I have a new question, I have a problem with the clean up crew - They want more money. My gut feeling is they have just drastically under quoted themselves., I really don’t think they are trying to scam me.

They quoted me $4500 to clean it up inside and out, rubbish removal and mow and snip the yard etc. It is in a written quote, with the costs broken down. Their quote was pretty much on par with the second quote I got, and the third quote I got was substantially more expensive. I chose them as I was dealing directly with the owners and they were so easy to deal with over the phone and email.

(It does say quote, not estimate).

Now they are wanting more money to finish the job. They need more skip bins than they thought, it’s also taking them longer than they thought etc. They have decided to cut out doing the mowing and snipping now to save money ! That money is apparently now allocated to one extra skip, but they still need more skips and their own manpower to keep going.

Remembering this is a rural property so delivery and pick up of skip bins is more than around town, plus due to the floods the demand is high, hence they can’t get any big skip bins. And remembering I have been there the past few days so I can see how much stuff there is myself so I know they are not lying or anything.

So for the extra skip bins, manpower, mowing and snipping, etc they want around $2000-$2500 more.

I don’t have that money, as you know. My folks gave me $5000 to cover this clean up based on the original quote of $4500, and that also allowed $500 for my airfare and accomm to go up for a few days to get things rolling.

I did pay $1000 deposit as acceptance of the quote.

So team, where do I stand - if they finish it all and try and bill me the extra money, can I stand my ground and only pay what was quoted? There is nothing on the quote allowing for going over budget.

What if they don’t finish and leave the stuff and don’t do the yards? Can I bill them for then having to get someone else in to do what they didn’t do on the quote?

Hey Reg !

I don’t think animals could ever make this much mess. At least animals sort of don’t know any better - humans should know better.

Yup, without a society to fall on, humans would inevitably perish. Can't say the same for animals.
