Good point. I don't even know if it can be served in those circumstances. In terms of IVOs (Victoria), I read that it can be 'substitute served' on someone else to pass on to the respondent but only if the magistrate is satisfied that they would be able to pass it on (unlikely, especially if respondent has no family or acquaintances in Australia).
I have no idea what happens then. Ultimately like Atticus says, it doesn't stop a landlord having rights over their property, but I can see an appeal going to QCAT and getting messy.
