I'm not sure if this is the right platform but I hope I get some help. If I bought a rental property in 2016, rented out, and then in 2019 to 2022 I live in there, hence no rent out, then rent out in 2023 January, can I claim depreciation on plant and equipment?

yes we all know the 2017 rule of you purchased your house before 730pm on 9th May 2017 and you turned into into rental property before 1 July 2017, however, some article suggest even if you bought in 2009, and rent out and then live there, then you can not claim depreciation on second hand property please see link, is it for real Depreciation Tax Deductions - Endurego

Imho you can claim depreciation on plant and equipment for the periods the property was rented out, including from January 2023, but not for the years when it was your primary residence (2019-2022).
