Hi,

We bought an onsite caravan in a caravan park on the vendor's terms. We paid a $10,000 cash deposit and 2 weeks later, he kicked us out. He is refusing to pay the deposit back to us and yesterday the manager came and demanded the keys back. Today the manager, a worker and some residents from the park started pulling things down and taking things.

What can we do?

What reason are they giving for not following through with the purchase? What were the terms of the sale agreement - i.e. payment terms after deposit? Did you sign a formal standard form contract of sale?

Based on what you have said it sounds as though the Vendor has repudiated the agreement, unless he had some solid basis for terminating the agreement due to something that you did or did not do.
