Hi,

How do I I prevent my sister from looting my parents' place before and after they pass away?

I no longer speak with her due to several reasons. My parents own 2 homes - one in my dad's name, one in my mum's name. My sister is living in the house my mother owns and the other house is the family home. My sister and others she reside with are not responsible and are wrecking the place. There have been issues with the police as well.

As I live about 4 hours away, what legal avenues under property law do I have to prevent my sister from damaging the current house and looting the items from either home before and after my parents pass away?

My other concern is my father is not well and the house in his name would revert to my mother's name after the will (I'm guessing). My father has many thousand of dollars worth of equipment in a 4 bay shed at that property so I am worried if she gains access to that she will hock it all away.

Any help is welcome :)

Talk to your father now, while you can.

You have various options, and at a minimum you should be taking photos and in some cases recording serial numbers.

You can have your father and/or mother gift items to you. Explain your sister is destroying one property. Talk to them about their wills. It may be your sister gets the house she is destroying. Discuss getting power of attorney, possibly limited powers to the areas of concern to you.
