NSW Evict Tenant with no Rental Agreement

Hi
We have a verbal rental agreement with a tenant living in a property that we own for 10 years now and we wish to sell the property. There is no bond or written Rental Agreement. She is refusing to leave and now have another person living in the house with her without our consent. How do we go about evicting , procedure and the estimated cost.
